Before we notice finishes, we notice movement. Does the home feel easy to walk through? Do the rooms connect naturally? Are there awkward bottlenecks or wasted spaces?

A well-designed layout almost feels effortless. You don't necessarily notice why. You just feel comfortable.

2. Craftsmanship

How do all the pieces fit together.

• the trim joints

• the reveals

• transitions

• cuts on flooring and tile

• Were things thought of beforehand? Was the plumbing roughed in at the right location or made to work after?

• Do grout joints lines up

It is very easy to see when things were just done. Even if the work is overall good quality, you can notice lack of experience or proper foresight if the plan is not laid out properly.

3. Storage (Or Lack of It)

This one surprises people. We immediately notice where everyday items are supposed to go.

Shoes.

Backpacks.

Coats.

Vacuum.

Cleaning supplies.

If there isn't a logical place for those things, the house will constantly fight against daily life. Good storage isn't glamorous. It's one of the biggest contributors to a home feeling organized.

4. How the Home Fits the Family

This may be the biggest one of all. Every family lives differently. A retired couple has different needs than a family with three young kids. Someone who loves entertaining will use their space differently than someone who works from home.

"Those countertops must have cost a fortune."

Beautiful finishes absolutely matter, but they're rarely what define a great home.
