Renovating your home can be exciting, but many homeowners often focus solely on the flashy updates, like new countertops or trendy tiles. While these changes are important, it's the hidden details that can truly enhance your living experience. Today, we will explore three overlooked items that could significantly improve your home's energy efficiency, aesthetics, and overall comfort.
1. Quality of Insulation/Soundproofing
Insulation might not seem glamorous, but it plays a crucial role in your home’s overall performance. The right insulation can reduce energy costs drastically. For example, homes with proper insulation can expect energy savings of 20 to 30 percent on heating and cooling costs. Opting for natural materials like cotton or sheep's wool can also have a positive environmental impact, making your home more sustainable.
Spray foam insulation is another excellent option. It expands to fill gaps and cracks, giving you superior results compared to traditional fiberglass. Many homeowners have found that upgrading their insulation led to fewer drafts and consistent temperatures throughout their homes.
Considering the long-term benefits of insulation makes it worth the investment during your renovation. After all, a well-insulated home can be both comfortable and energy-efficient, giving you a better living environment year-round.
It is also great to consider sound proofing or sound dampening in certain areas. Oftentimes, we will add soundproof insulation around drain pipes, in shower walls or in closed off TV viewing spaces. These all add to cost, but can improve the quality or your experience down the road.
2. Lighting Fixtures
Lighting is another area where many homeowners overlook smaller details. While broad light sources are important, the specific fixtures you choose can transform a space. For example, under-cabinet lighting in the kitchen can illuminate countertops for cooking and add a cozy feel to your evening meals.
Wall sconces can provide soft lighting in hallways or entryways, enhancing both style and safety. Smart lighting systems offer versatility; for instance, you can program different settings for movie nights or reading.
Investing in quality fixtures pays off in the long run. A well-lit room not only looks good but can also make spaces feel larger and more inviting. Thoughtfully placed lighting becomes an essential part of your home’s design, bringing out its character.

3. Future Upgrades
If for example you are renovating your basement first, it may not be in the budget to do the upper levels or bathrooms any time too soon. It is however a good time to consider some of your wish list for these areas now. In almost every reno, we have to run new dedicated electrical lines, plumbing, etc. While you don't necessarily need to run these lines in advance, let your contractor know of your future plans so they can leave proper wire chases or runs where it makes sense to do so. For example, if you plan to do your ensuite bathroom in a year or so, you may be considering heated flooring. Now is a great time to route a path for to get the electrical line down to the panel so you don't have to make holes in the ceiling down the road. Try to think ahead where possible.
Final Thoughts
Renovating your home can feel overwhelming, but focusing on commonly overlooked features can enhance your results significantly.
By paying attention to these items, you can create a home that is more comfortable, efficient, and beautiful. Don't overlook the finer details of your renovation. They can lead to a transformation you will enjoy for years to come. Happy renovating!
